A smooth turnover starts with a plan.

Every property has its own access, supplies and presentation requirements. We complete these steps with you before accepting routine turnovers.

  1. Send the property detailsShare the full address, listing link or photos, bedrooms and bathrooms, guest capacity, expected frequency and checkout and check-in window.
  2. Review the spaceWe review your listing, photos or walkthrough video online at no assessment charge, including access, condition and delicate surfaces. If a site visit is needed, its travel fee is agreed before attendance and recorded on the invoice.
  3. Agree on the checklistWe agree which rooms and tasks are included, how beds and towels should look, what is excluded, and which photos or videos you want at completion.
  4. Plan supplies and linenHave the agreed products, main equipment, clean linen and guest stock ready on site. ELCS brings the team, PPE, clean cloths and a small backup kit. See the host supply checklist and existing-booking arrangements.
  5. Confirm the first bookingWe confirm the written quote, any travel charge, guest window, access method and applicable payment terms before accepting the first visit.
  6. Review the first turnoverWe send the agreed completion record, note any concerns and refine the checklist with you for future visits.

What a turnover looked like in practice

A host who books us several times a month arranged another turnover through Setmore. This is an account of our service process, shared without the host's name, address or private messages.

Before the visit

We confirmed the appointment and received the full agreed payment before heading to the property. The host sent a few final instructions for the visit.

While the team worked

We let the host know when we were on our way, shared updates from the property and handled a few extra presentation requests during this visit. We also reported an issue we noticed so the host could decide what to do.

At handoff

We shared progress photos and video, then a final completion update. This gave the host a view of the guest spaces without having to be on site.

For hosts with repeat bookings, we can agree on a consistent checklist and discuss a preferred rate after reviewing the property and expected frequency. Requests outside that checklist are discussed before extra work or a charge is added.

Clean, reset, hand off.

Prepared bed with a final-check symbol

We use a property specific checklist, so the team knows what must be ready before the next guest arrives.

Clean and reset

Bathrooms, kitchen, bedrooms, living areas, accessible surfaces, suitable floors and normal bagged waste to the agreed disposal point.

Prepare for guests

Make beds with clean host-supplied linen, place towels and stage rooms using your approved listing or reference photos.

Final check and update

Confirm the agreed beds, bathrooms, kitchen, utilities and staging. Send a completion message and approved photo or video proof. Restock agreed guest items from your on-site supply.

One bedroom turnover from J$12,000

Starting from J$12,000 for a qualifying maintained one-bedroom property. We confirm the full quote after reviewing size, condition, guest window, scope and location. Farther locations and additional work may cost more. Rates for ongoing hosts are discussed privately after consultation.

Plan for a three-hour turnover window

A small maintained Airbnb may use one cleaner after assessment. Larger units, heavier work or a short guest window may need two or more. We agree the team, checklist and guest window before confirmation. The actual time depends on the property, condition, access, supplies and agreed checklist. Tell us the checkout and check-in times before booking so we can confirm a workable schedule. Extra cleaning or delays may require a revised window and quote, which we discuss with you first.

What the host provides

For a smooth guest changeover, have these ready before the team arrives:

  • Suitable labelled cleaning products, bin bags and agreed consumables.
  • A working mop, bucket, broom, dustpan and vacuum where required.
  • Clean replacement linen and towels, plus agreed guest restocking stock.
  • Water, electricity, safe access and enough time between checkout and check-in.

ELCS provides the cleaning team, follows your agreed checklist and sends the agreed completion evidence. The host supplies all cleaning products, equipment, consumables, linen, towels and guest stock.

ELCS does not supply or rent linen. Please have the host inventory ready before each turnover. Washing host-owned linen is a separate laundry service, only if agreed. Existing confirmed bookings retain their written terms.

For same-day changeovers, we recommend three complete linen sets per property and guest capacity: one in use, one clean set on site and one in laundry. Another arrangement can be agreed in writing. The turnover should not depend on washing and returning the only set before check-in.

Before we quote, send

  • Full address and listing link or property photos
  • Layout, guest capacity and access restrictions
  • Checkout, check-in and expected turnovers per month
  • Lockbox, smart lock or key handover plan
  • Linen, laundry and restocking arrangements
  • Any special surface requirements, host product and equipment inventory, and storage instructions
  • Emergency and maintenance contact

Checks and handoff

At arrival we note visible concerns where relevant. At completion we check the agreed room and presentation list, report missing stock or linen, and send approved before and after photos or video through the agreed channel. Visible damage or maintenance issues are reported so you can decide the next step.

Optional guest amenity checks

If you want the team to check a TV, air conditioning unit, Wi-Fi connection or another guest amenity, we can record the agreed simple operating check in your property checklist. We report an apparent issue, but do not repair equipment or certify electrical, cooling or internet performance. The host remains responsible for utility accounts, maintenance and repairs.

What the completion update covers

  • Arrival and completion time
  • Finished rooms and approved photo or video proof
  • Missing supplies, linen or guest stock
  • Visible damage or maintenance concerns
  • Any approved checklist changes or follow-up needed

Photos and videos follow the host's agreed proof and privacy instructions. This is an operational service check, not a formal property inspection.

Extra work is agreed separately

Hosts remain responsible for providing all supplies and equipment. Washing host-owned linen, deep cleaning, appliance interiors and work outside the turnover checklist need a separate agreed quote. We obtain written approval of the work and price before starting.

If the property is much dirtier than expected

If the property needs work beyond the agreed checklist, we document it and contact you before extra cleaning. We explain the price and effect on the guest window. You may approve a revised quote, keep the original scope where practical, or arrange a separate deep clean. Extra charges are assessed and agreed, rather than added automatically.

We confirm the host inventory and equipment readiness before dispatch and check them on arrival. If essential supplies are missing, equipment is unsafe or access is delayed, we contact you to agree what can proceed, any revised window and any approved extra cost. We do not automatically buy replacements or substitute chargeable products. The full quoted amount is paid in advance for every confirmed Airbnb turnover, including returning and approved partner bookings, under the current published Service Terms. A Setmore request alone does not reserve a slot.

Scheduling and special days

We schedule turnovers around the agreed checkout and check-in window. Saturday visits can be requested at the normal quoted rate, subject to availability. Sunday is publicly closed. A Sunday turnover is possible only by prior approval and a written quote.

Public holiday visits are also by prior approval. Please request Christmas and New Year dates early; holiday availability and any special opening hours are confirmed with each booking, not guaranteed by a Setmore request.

Premiums for approved visits

  • Sunday: 25% of the service price, with a minimum premium of J$3,000.
  • Public holiday: 50% of the service price, with a minimum premium of J$5,000.

Any travel, washing of host-owned linen, deep cleaning or other work outside the agreed checklist is quoted separately. We confirm the full amount before accepting the booking.

Questions before booking

Which areas do you serve?

We provide turnovers in Kingston, St Andrew and Portmore, with other locations by arrangement. We check your address and guest window before confirming availability, and include any extra travel charge in your quote.

Does a turnover include washing linen?

The host provides all clean replacement linen and towels. We make the beds using your linen where included in the checklist. We do not supply or rent linen. Washing, drying and folding host-owned linen is a separate laundry service, only if agreed.

How long does property linen laundry take?

Usually 24 to 48 hours after acceptance, subject to the confirmed ready date. Quantity, fabric care, weather and drying method can extend this. Keep clean replacement linen on site for guest changeovers. Washing and drying or folding are quoted separately from turnover cleaning. See the laundry process and options.

What if the property needs a first deep clean?

We will assess the condition and quote the extra work before confirming a routine turnover schedule.

The written quote, service checklist and Service Terms and Conditions govern a confirmed booking.

Next step

Let’s plan your next guest window.

Send the unit and guest changeover details through WhatsApp, or request a time in Setmore. We will review the scope, price, availability and payment requirement before confirming the booking.

A request is not a confirmed appointment. Read the Service Terms and Privacy Notice.

Payments and booking. Your written quote confirms the amount due before your booking is secured.

Free online assessment

Our free initial assessment is online, using your photos, walkthrough video, WhatsApp messages or an arranged call. It is not a free visit to the property.

If an on-site assessment is needed, we agree the travel fee with you before travelling. The agreed assessment travel fee is shown separately on your invoice when the job agreement is confirmed. Cleaning attendance travel, if applicable, is identified separately. We do not charge the same visit twice; any payment already received is deducted from the amount still due.

An assessment does not reserve a cleaning crew. Your written scope, final price, available time and required payment must be confirmed before the booking is accepted.
